Mercy Fort Smith/Kindred Healthcare Rehabilitation Hospital 

In June 2019, Kindred Healthcare and Mercy Fort Smith announced a partnership to construct a 40-bed, inpatient rehabilitation hospital on the Arkansas Colleges of Health Education campus. Groundbreaking is expected in Spring 2020, with construction expected to take 12-13 months. It is projected to be a 49,000-sq. ft. building estimated at $23 million. 



Arkansas College of Health Sciences Constructing Second Medical School

Construction of the new Arkansas College of Health Education is nearly complete. The second school on the Arkansas Colleges of Health Education Campus is designed for Physician Assistant, Occupational Therapy, Physical Therapy and masters degree programs. Official accreditation is pending with the estimated opening in Fall 2021. Masters degree classes in bio-medical science will began Fall 2019. For more information, visit the ACHE website


The HUB at Providence

The HUB at Providence is an exciting new mixed-use development by ERC Create along Wells Lake Road. Surrounded by residential development, The HUB will feature the unique REVEL restaurant with it's upscale, Southern-styled cuisine, commercial and retail space, as well as exclusive townhomes and apartments within walking distance of ArcBest Corporation. The property is uniquely positioned to provide much needed commercial and retail services in Chaffee Crossing. It is near several neighborhoods and will connect to Phase I of the Chaffee Crossing Trail System which is part of the Fort Smith Master Trail System. Townhomes and studio apartments are now available for purchase or lease. REVEL building is under construction with the opening under the direction of Chef Jason Haid in Summer 2020.

Heritage Village 

Arkansas College of Health Education has begun construction of an 86,000 square foot mixed-use commercial/retail development with live-above luxury apartments to be known as Heritage Village. The design includes 27,000 square feet on the bottom floor for 32 commercial/retail/restaurant spaces. The top floors will include hotel-style 1,400 square foot apartments that will appeal to third- and fourth-year medical students as well as millennials looking for a walkable lifestyle. Phase I, student housing on the 2nd and 3rd floors, of the $15 million project opened in July 2019. A large green space will separate the two buildings. At the end of the stretch, facing ARCOM will be an entertainment pavilion for community concerts. ArcBest Corp. Headquarters Has Room To Grow

ArcBest Corporation opened a new headquarters building in June 2017 conveniently located between Wells Lake Road, McClure Drive and R.A. Young Jr. Drive. The three-story building is adjacent to the McClure Amphitheater and multi-use trails, sitting high atop Chaffee Crossing's western ridge overlooking southwest Fort Smith and Ben Geren Regional Park. The publicly-traded transportation and logistics company currently employs approx. 800 people in the $30 million facility with capacity for 975. ArcBest Corp. purchased 70-acres from FCRA to accommodate future expansion that may include commercial development.


Residential Growth

Explosive new residential construction for the past three years has increased the number of Chaffee Crossing neighborhoods to 32. New construction can be seen in Stonecrest, The HUB at Providence, Heritage Village, Lakeside Crossing, Pinnacle Park, The Cottages, The Crest and The Valley at Stoneshire, Stone Brook Phase III, and soon on property sold for StoneRidge on south Chad Colley Blvd. This brings the total number of projected units in Chaffee Crossing to 3,100 with a 54% estimated completion ratio. 


Dog Park on Veterans Ave.

ERC Builders has plans to construct a dog park on Veterans Ave. near the Wells Lake Spillway (known as Fireman's Lake in days gone by) and with access to the Chaffee Crossing trail system. Once completed, the park will be donated to Fort Smith Parks & Recreation so it will be accessible to all area residents. 


Phase I Trails

FCRA and Fort Smith Parks & Recreation are working together to complete Phase I of a 6.5-mile trail system that will eventually circumnavigate Chaffee Crossing. Both FCRA and the city are contributing $500,000. A $500,000 TAP grant was also applied for an received, bringing the Phase I project total to $1.5 million. Dedication is expected in Spring 2020. The 10-ft. wide multi-use trail begins on Chad Colley Blvd., connecting to existing sidewalks on the ACHE campus, travels west along Roberts Blvd., then south along a greenbelt parallel to Wells Lake Road, ending at McClure Drive. 


Historic District Development


Primetime Barbershop and Seiter Designs Open

Developer Lloyd Sumpter has rehabilitated a single-story building in the Chaffee Crossing Historic District that is now home to two locally owned small businesses. Primetime Barbershop opened their second location in the building on Ellis St. Seiter Designs is a new business owned by Michael Seiter. He offers graphic design services and custom t-shirt printing.


Diades Investments Converts Five Warehouses for Commercial and Retail Use

Fort Chaffee Redevelopment Authority (FCRA) staff and board members have dreamed of developing the Chaffee Crossing Historic District into an urban, walking district and now those dreams are coming true. Diades Investments, LLC purchased five warehouse buildings located in the 7400 block of Ellis Street to rehabilitate into a multi-use property for retail, office and restaurant space. The $3.5 million project included exterior upgrades that complement surrounding historic buildings, landscaping, an upgraded walkway along the street front and attractive outdoor light fixtures. An engineering firm occupies one of the warehouses, reformed into a post-modern industrial style interior with original beams exposed complemented by glass, brick and refurbished hardwood floors. Prospective tenants include restaurants and other commercial tenants. Leasing is available through Ghan & Cooper Commercial Properties


Old Fort Furniture Opens in Warehouse District

Old Fort Furniture is the first retail store in the Chaffee Crossing Warehouse District. The 9,000-sf WWII-era Army warehouse-turned-furniture-store, owned by Randy, Tina and River DeCanter of Van Buren, features a variety of furniture options for all decorating budgets. Their feature product line is Our Home, traditional, American-made furniture that will last a lifetime and be handed down for generations. The DeCanters are proud to be CCHD business owners and are excited about the growth of their business. 

Honeycomb Investments Buys Second Historic District Building

Honeycomb Investments owners Jennifer Parks and her husband Brian Slavens were the first entrepreneurs to purchase a historic 1941-era building for a commercial business since the buildings were added to the National Register of Historic Places. Jennifer's business, OneDigital Health and Benefits, is located in a former tank battalion building. Their second building, purchased in 2019, will be renovated for commercial/retail lease tenants. No doubt they are paving the way for other dreamers to make this area of Chaffee Crossing their business home.


Fort Smith Brewing Company Opens in the Chaffee Crossing Warehouse District

Great excitement and good times are everyday occurrences in Fort Smith Brewing Company, located in a converted warehouse in the Chaffee Crossing Historic District area. The upstart microbrewery is brewing their own unique recipes as well as recipes for other brewers. A tasting room welcomes visitors seven days a week. Tours of the operation are available upon request. Watch their Facebook page for special events and theme nights. 

“Elvis” Barracks Turns Museum Gallery

Phase II construction is underway on the Elvis Barracks, Building #823 in the Chaffee Crossing Historic District, made possible through a multi-phase grant from the Arkansas Historic Preservation Program. Structural repairs and renovations will provide handicap accessibility to the barracks where Elvis was temporarily stationed in March 1958 before being sent to Fort Hood for training. The two-story building will eventually provide space to display Fort Chaffee artifacts from the Museum of Chaffee History.

Chaffee Crossing Veterans Memorial Completed

The Chaffee Crossing Veterans Memorial in the heart of the Chaffee Crossing Historic District was dedicated in November 2017. The memorial features engraved bricks, benches, static displays and is a significant step toward honoring veterans of all armed services, past and present. Personalized engraved bricks honoring Chaffee veterans, family members, friends, and businesses will become part of the plaza pathway.

A Los Angeles entertainment company plans to build a 45,000-SF film studio in Chaffee Crossing. The Fort Chaffee Redevelopment Authority agreed to sell approximately 20 acres of land along Mahogany Avenue to TGE Global Entertainment Inc. The price for two tracts is $899,000; the property is under contract and no dates for groundbreaking or construction has been set.

The Fort Chaffee Redevelopment Authority Board of Directors agreed to a sale that will bring a Los Angeles-based film and television studio to Chaffee Crossing to support the movie industry in Arkansas and Oklahoma.
